Mayfield Primary School Roof Works

The existing roof covering had been overlaid by another with 8mm plywood and a single ply membrane. The plywood was fitted incorrectly and suffered thermal movement which result in mechanical fixings piercing the membrane and causing widespread leaks.

A three-layer bitumen felt system replaced the old roof covering, as well as a cut to falls tapered insulation system, installed to improve roof drainage and thermal efficiency of building- assisting the school with reducing whole life cycle costs.

Furthermore, timber facias have been replaced with new UPVC facias and gutters which will reduce the school painting and maintenance liability.

The school later advised EDI that cooling to some parts of the building was inadequate, as part of the works Acivico’s Paul James led on an installation of air conditioning and ventilation which was carefully co-ordinated with the roofing works to ensure ducting and plant interfaced with new roofing.

Additional works were carried out in which the roofs boiler house steel door was replaced to allow new insulation to interface with threshold. The existing door was in good condition and the contractor utilised this on the school electric cupboard door as a social value exercise.

All works at the school have an insurance backed 20-year guarantee covering materials and workmanship.
