    Where applications are submitted on behalf of the client, a signed statement must be submitted by the client confirming they agree to the application being made and that the information contained in the application is correct.

    If the above is applicable, please ensure that the client statement is included within the initial application submission.

    It may be preferable to pay the inspection fee up front with the application, and the fee would be refunded in total if the work did not start. Otherwise, the applicant will be invoiced for the inspection fee on commencement of work.

    NB: Where the value of the project exceeds £100,000 in build costs, 100m2, 500m2 (refurb) or 10 dwellings, please contact us directly so that we can prepare an individual quote. If your building regulation charge has been agreed as a result of a formal quotation, please tick (✓) where applicable and ideally attach any relevant correspondence. Charges for all work should be calculated using an estimate of costs.
  • CATEGORY 1: EXTENSIONS OR NEW BUILD COMMERCIAL STRUCTURES

  • CATEGORY 2: INTERNAL REFURBISHMENTS TO COMMERICAL PREMISES

    * The charges listed against Items C-E do not include assessment of any associated structural alternations. If your proposal includes structural alterations an additional charge based on ‘Category 3’ will be required.

    * Internal refurbishments carried out in buildings where fire engineered solutions have been applied will require a formal fee quote.

  • NB: Where an extension exceeds 100m2 charges must be calculated from below using a reasonable market rate (see Note 3). The resultant charge should not be less than the 60m2–100m2 category.

    * Items F to I should be based on a reasonable market rate.

  • Plan Charge of £264 for each dwelling or dwellings of the same type. NB: Left or right-handed variants can be counted as the same house type.

    • PLANNING PERMISSION

    • COMMENCEMENT STATEMENT

      • Note (1): Where works consists of a Horizontal extension to a building, work is to be regarded as commenced when the sub-surface structure of the building or the extension including all foundations, any basement level (if any) and the structure of ground floor level is completed.
      • Note (2) where any works does not constitute a horizontal extension to a building/or a complex building, the work is regarded as commenced when 15% of any new works is placed. For example, the installation of a new structural or thermal element or the installation/extension of a controlled service or fitting.
      • Note (3): Where the work consists of the construction of a complex building, work is to be regarded as commenced in relation to that building or the first stage of building work for that building when the foundations supporting the building and the structure of the lowest floor level of that building (but not the other buildings or structures to be supported by those foundations) are completed.
    • SUBMITTING AN APPLICATION FOR BUILDING REGULATIONS FULL PLANS APPROVAL

      • Acivico are no longer accepting postal applications routinely, therefore please do not send postal application forms to this address without contacting us first as we will need to make special provisions. We may be able to help you to register your application in another way.
      • Send this form with attachments such as plans, calculations, etc to: BuildingConsultancy@AcivicoGroup.co.uk. We endeavour to register your application within 2 working days of receipt.

      • Once registered, we will provide you with your unique Application Number (please quote this on any future correspondence) along with further contact details and payment options.
      • Determinations to Full Plans applications are provided within 5 weeks from the date of Validation or within the agreed extension of time.
      • Building work will be inspected on site and once satisfied, we will issue a Completion certificate.
      • Be advised that upon completion of the works, a completion statement MUST be provided not more than 5 days after the works have been completed by any persons carrying out building work in accordance with Regulation 16(4) of the Building Regulations 2010.
      • A copy of the Completion Statement will be provided to you upon request.

    WHAT HAPPENS NEXT

    • You will receive an acknowledgment by return. This will provide you with your unique Application Number (please quote this on any future correspondence) along with further contact details and payment options.
    • Once the application has been validated (registered and payment received), your plans will then be assessed by one of our surveyors who will provide Building Regulation compliance comments, if necessary, to help ensure the work meets the required standards, and once satisfied, an Approval Notice will be issued.
    • Building work will also be inspected on-site and once satisfied we will issue a Completion certificate.

    INSPECTIONS

    Works on site can commence once the application has been validated, but any carried out works prior to formal determination is done so at your own risk and may be subject to adjustment following site inspection.

    To book an inspection, we have several options available to you:

    NOTES TO THE CHARGING SCHEME

    • If your work falls into one of the above categories [A-I] this must be used. Reference to [J] above should only be made where the work is outside the scope of A-I & Category 4.
    • Where more than one storey is involved the combined internal floor area should be used to calculate the fee.
    • Where different elements of work are shown upon the plans it may be that more than one charge is payable.
    • The council may assist in paying the building regulation application fees in some circumstances. For example, a WC or shower designed to meet the needs of a person with a disability, where that is shown to be for the benefit of a person, and where it will help them to continue to live in their dwelling. Please contact us if you would like further information about fee exemption.
    • The Plan Fee is a single payment payable at the time of deposit and is not refundable.
    • The Inspection fee is a single payment for the inspection service. If work does not start this fee will be refunded in total.
    • In rare circumstances where builder(s)/designer(s) require a great deal of support from the service, we may require additional payments to cover our additional time on the project.
    • A completion certificate will be withheld without the submission of a satisfactory completion statement, satisfactory completion inspection and full fee payment, following the withhold of a completion certificate, the applicant can appeal in writing to The Building Safety Regulator.
    • The information provided on this form to Acivico (Building Consultancy) Limited will be processed strictly in connection with your application in accordance with the Data Protection Act 1998 and will not be used for any other purpose.
    • Acivico Building Consultancy operate in accordance with The Building (Local Authority Charges) Regulations 2010.
